The LAB is not just a terrific public improvement - a great asset to the community by itself - it is a lynchpin in revitalizing the entire North Beach District. The importance of this cannot be over-emphasized.
Some of our community's most treasured historic structures include the Miramar Theater and the Casino Playhouse in North Beach. They currently lie dormant and neglected, in imminent risk of being destroyed.
Only successful enterprise can assure the preservation of North Beach's historic structures. In their heyday these buildings represented the forefront of Ole Hanson’s vision of North beach as an entertainment and activity hub of San Clemente.
North Beach has always been seen to serve the community in this way. The LAB creates a vibrant anchor for the area that serves as our northern gateway to San Clemente.
The LAB is a crucial cornerstone to the North Beach revitalization goal. The LAB will provide economic critical mass to North Beach and create opportunities for businesses to thrive throughout the District.
The LAB provides the economic catalyst that the Theater, Casino and Beach Club need to flourish. In this way North Beach can reassert its heritage and regain its viability as an irreplaceable community asset.

The Society is not opposed to real estate development that respects nearby historic resources. The Society believes that The Lab's Playa del Norte project--- as currently proposed-- is the kind of human scale development that would respect nearby historic resources and encourage long-term preservation of our community's heritage in North Beach."
